1) Inspection & Pre-Test

We begin by examining your tile and grout to understand the material, the condition of the grout lines, and any film, residue, or heavy soil buildup that may affect treatment. We also note high-traffic zones and areas where discoloration is most severe. Before we start, we explain what results are realistic so you know exactly what to expect.

2) Dry Soil & Debris Removal

Next, we remove loose dirt, dust, and grit with a high-filtration vacuum. If dry debris is not removed first, it can smear into the grout during cleaning. This step ensures the deep cleaning process works more effectively and produces a much cleaner final result.

3) Grout-Safe Cleaning Solution

We apply a professional cleaning solution made specifically for tile and grout. This formula loosens the buildup inside grout pores and lifts soil from the tile surface. It is not bleach, vinegar, or harsh acid. It is safe for your flooring, safe for your home, and safe around children and pets.

4) Machine Agitation

After the solution has time to work, we agitate the tile and grout using specialized scrubbers that reach into the texture of the floor. Large areas are cleaned with powered equipment, while edges, corners, and tight spaces are detailed by hand to ensure an even, uniform clean across the entire floor.

5) Hot Water Extraction

This is the step that makes our results different. We use a heated rinse and extraction system that flushes soil out of the grout and immediately recovers the dirty solution.
